Sustainability is the norm.
No more exceptions.

Buildings without a clear transition plan are losing ground. Literally. Without the right sustainability strategy, you are at risk:

✓ capital becomes more difficult to access
✓ you are locked out of the rental or sales market
✓ loss of value lurks around the corner
✓ or worse: your building becomes a ‘stranded asset’ that is no longer rentable, marketable or financeable

The Masterplan ASAP is an evidence-based customized plan that transforms outdated non-residential real estate into future-proof assets.

I want to make my building more sustainable

We make real estate a source of social value.

Real estate projects have impact. On people, neighborhoods, cities and societies. Dealing intelligently with that impact not only provides social added value but also a stronger project, less resistance and more legitimacy.

At LAMMP, we think further and help you structurally incorporate social value into your strategy.

I want to make more impact

Why focus on social value?

The pressure to look broader than financial returns is increasing. Governments, investors and local residents expect more:

✓ Mandatory reporting through CSRD, EU Taxonomy and SFDR
✓ Faster permitting through social support
✓ Reduced risk of protest or delay
✓ Higher project value through social relevance

Real estate that is meaningful to people and its environment is increasingly becoming a strategic advantage.

SEAM makes social value measurable.

Social Equity Assessment Method (SEAM) is an internationally recognized framework that helps make the social value of a real estate project concrete, measurable and verifiable. LAMMP is an accredited SEAM consultant.

1. We map out your project

As a SEAM expert, we take a thorough look at your project. We map out who the stakeholders are, what the context demands and what social impact you want to make.

2. Social Impact Management Plan (SIMP)

This plan is the heart of the process. It states what you want to achieve, how you will create, track and demonstrate social value. We map out both the planned impact and the process.

3. Independent third-party review

The plan is reviewed by an external auditor. This person checks whether your approach is adequately substantiated and meets the SEAM criteria. Think transparency, commitment, honesty and measurability.

4. A score and (possibly) a certificate

Your project will receive a clear score in terms of social value. If the assessment is positive, you’ll receive an official SEAM certificate. This sends a strong signal to governments, investors and residents.

Frequently Asked Questions

Social value is about the positive social impact of a building or project: how it contributes to well-being, inclusion, community building, accessibility and local added value – not only for users, but also for the neighborhood and society.

Because these buildings often have great impact on their surroundings. Consider:

  • Employee welfare in offices
  • Public space and accessibility at public buildings
  • Local involvement and employment in care or education infrastructure
  • Social value is increasingly demanded by governments, users and investors alike.

There is no hard obligation, but social value is playing an increasing role in regulations such as:

  • CSRD (Corporate Sustainability Reporting Directive).
  • ESG reporting
  • Licensing requirements of cities and towns.

SEAM helps you be prepared for this.

Without a methodology, yes. But with a system like SEAM, your impact becomes measurable, substantiated and credible – just like with energy or security. You work with clear themes, goals and metrics.

  • Faster permits through neighborhood support
  • Fewer protests or legal delays
  • More attractive for ESG investments
  • Long-term user and tenant satisfaction
  • Stronger reputation as a responsible project

  • New construction or renovation of offices, schools, healthcare facilities, museums
  • Buildings with public function or mixed use
  • Area developments with many stakeholders
  • Projects in vulnerable neighborhoods or with shared use (coworking, coliving)

You don’t have to go it alone. LAMMP helps you from the beginning with analysis, stakeholder engagement, goals and a concrete customized plan. Through a Social Impact Management Plan, we work step-by-step toward tangible results or even SEAM certification.
