DBFMO refers to a collaborative methodology to realize and run real estate with multiple parties, concentrating on 5 activities: Design - Build - Finance - Maintain - Operate. For us, the DBFMO-process is an indivisible whole, in which these 5 actions work synergistically to create the optimal building for multiple stakeholders.
A classic DBFMO-project is usually modelled as a linear process in which the 'Design'-stage precedes the 'Building'-phase and so on, to end with the 'Operation' of a building. As such, each operating party can chronologically 'deliver', make an easy 'hit' and run. However, considering buildings as complex organisms in which various parameters are continuously and simultaneously at play, we are convinced that this staged view on project management does not cover for the real dynamics, leaving a lot of open space for confusion and missed opportunities.
To stay on top of every DBFMO-process, both continuous zooming in and zooming out is required, as well as looking back and forward non-stop. To keep a clear overview, all parties need to be consulted and informed. The real added value, the financial margins, the sustainable wins and the operational gains are hidden in the overlap zones, where Design - Build - Finance - Maintain - Operate cross-influence each other and expertise is multiplied instead of added. Lammp wants to be the knowledgeable catalyst and supervisor in the middle, who manages and facilitates this networked effect over time.
